Unless you have made prior arrangements with us we do not provide bed linen or towels.
We can provide bed linen & towels for an additional $25.00 per person. The cottage is equipped with a full size washing machine & dryer.
To help you with what you may need for linen we have made a list:

Bedroom 1 (upstairs): One queen size bed

Bedroom 2 (upstairs): Two twin size beds with one trundle or it can be converted into one king size bed

Bedroom 3 (down stairs): Child twin bunk beds

Living Room (upstairs): One queen size sleep sofa

Den Area (down stairs): One queen size sleep sofa

Computer Room (down stairs): One full size futon
Making a reservation is easy, please check our availability calendar first as we do our best to keep it as up-to-date as possible. It is also recommended to contact us directly for specific dates and rates.
Our rental week runs Saturday to Saturday. Occasionally, in the late fall, winter and early spring seasons we sometimes offer short notice long weekend getaways. Native Cape Codder’s will tell you this “off season” can be the best time to visit. Imagine sharing the beach with virtually no one other than the seals that will sometimes literally swim up on to the shore in front of the cottage.
Once we have agreed to the rental agreement dates & terms we will send you a Rental Agreement Contract.

- Check-In is no earlier than 2:30 PM. Check-Out is no later than 10:00AM.
- Deposits: A first deposit equal to 50% of the total rental fee is due within 10 days of receiving a rental agreement contract. A final payment plus a security deposit is due 14 days prior to the arrival date. Credit cards are not accepted. Please do not send cash.
- Occupancy: The cottage property is limited to no more than ten guests.
- No Pets or Smoking Allowed Thank you for your consideration.
- Cleaning: Unless other arrangements have been made with the owners, guests are responsible for leaving the cottage in the same degree of cleanliness in which it was found when they arrived.
- Cancellation Policy: Reservation deposits are non refundable. If a guest finds it necessary to cancel a reservation and the owners are able to re-rent the cottage we will return the guests deposit minus a 15% fee.
- Security/Damage Deposit Refunds: A security/damage deposit refund check will be mailed, after a walk-through is conducted and everything is found to be as it was at check-in and the key has been mailed back to the owners.
- Sub-Let Policy: The cottage may not be sublet.
- Lead Paint: The Massachusetts Department of Health states the occupying a dwelling where lead paint is intact does not present a health hazard for children under the age of 6. The owners have inspected this property and they are not aware of any lead paint usage.
- Rubbish Policy: Guests are responsible for the disposal of their rubbish in the trashcans provided. Guests are responsible for putting the rubbish out for pick up on Monday & Fridays. The rubbish company will only take bagged trash.
- Bed & Bath Linens: Bed & bath linens are not provided unless advance notice is provided. (There is a fee for this service.)
- Cottage Keys & Directions: Two to three weeks before a guest’s arrival date the owners will mail a packet containing directions and keys to the cottage.
